I know you’ve heard over and over why it’s important to have a Real Estate Professional represent your transaction many times over. Today I want to take a moment to further stress its importance. We have access to such a large inventory, we can make sure you get you the best deal and down payment assistance to help you afford the home of your dreams. Yes...down payment assistance, you may be able to afford a home today even with little money down.
When you visit spec homes from builders like D.R. Horton, LGI Homes, etc, keep in mind that the sales associate on site has ONE job, and that is to sell you THEIR home….period.
As a real estate professional, I’m compensated by the seller of a home generally at the same percentage regardless of who the seller is. That being said, regardless of what home you purchase, we will still get the same pay. However, the sales team for these builders ONLY receive compensation when you purchase their home.

So why am I stressing this point? It’s because a realtor will likely be less bias in your representation. If the spec home is a bad deal, we can be upfront and honest without it affecting our compensation and direct you to a home that’s more suitable.
We can fight for the best deal for you and negotiate on your behalf, utilizing our experience and leveraging the fact that we have direct access to an inventory of comparable properties.
Also, when you use a Realtor, it doesn’t necessarily cost you any extra, as the compensation comes from the seller, NOT the buyer. For builders such as D.R. Horton, the compensation DOES not affect the price of the home as it’s derived from their marketing budget. They WANT realtor’s to bring customers so it’s not in their best interest to charge more for using a Realtor
There is an infinite amount of obstacles when buying a home or even building one. Like most people, you likely work a 9-5 job. Realtor’s don’t typically work a 9-5 job and can build our time around our customer's schedules. So while you’re at work, my work is making sure your home purchase is going smooth or that your home is built to your unique specifications. You may not have time to follow through after work on a regular basis at the on-site sales team may not be home during that time.
