The profession of real estate has been watered down and a large segment of homeowners selling a house believe that we just put homes for sale in the MLS and literally wait for it to sell. Although that does happen with inexperience or lazy real estate agents. That’s what I take and it’s a genuine passion of mine.
However, not all buyer’s agents will do all the work. They’d likely rather show a different property and you’d get less traction from buyers. For buyers that do go under contract, it’s very easy for them to get upset or stressed during the process and pull back from the contract, and legally have their deposit refunded back because there are specific disclosures that were signed which are required by Florida Real Estate laws. Documents you might want to include are Flood Insurance, seller’s disclosures, HOA Disclosures, etc.
Although Limited Service listings aren’t necessarily a bad deal. You will get precisely what you are looking for. You give a specific amount of dollars for a set of items to be performed. The main problem is some the most essential resource that Bonita Springs Home Buyers need, are not on the list of services provided.
